As of September 1, condominium sales on Singer Island, including Palm Beach Shores, remain steady year over year. A total of 129 condominiums have sold so far in 2026, matching the 126 sales recorded during the same period in 2025, although activity remains below the 183 sales recorded in 2024 over a similar period.

Condominium sales volume has also remained remarkably consistent, reaching approximately $165 million year-to-date, compared with $167 million at this point in 2025 and $255 million in 2024.

The luxury segment continues to be an important driver of the Singer Island condominium market. Year-to-date sales include 7 transactions at $4 million or more, 8 between $3 million and $4 million, 15 between $2 million and $3 million, and 22 between $1 million and $2 million. Collectively, these 52 sales generated approximately $124 million, representing about 75% of all condominium sales volume so far this year.

The single-family home market has recorded 32 sales year-to-date, compared with 34 during the same period in 2025. More than half of the homes sold in both years were priced at $2 million or above, with the proportion increasing slightly in 2026.

Total single-family home sales volume stands at approximately $80 million, compared with $92 million at this point last year.

Pending activity remains healthy, with 19 condominiums and 3 single-family homes currently under contract.

Cash continues to be a defining characteristic of the local market. Approximately 78% of condominium purchases and 68% of single-family home purchases so far this year have been cash transactions.

New Development in Nearby Riviera Beach
Several significant projects are moving forward just west of Singer Island in Riviera Beach. At Blue Heron Boulevard and Broadway, plans call for an 18-story, 192-unit market-rate/workforce apartment building and an 8-story, 92-unit senior affordable/assisted-living development at 2600 and 2601 Broadway.

Farther north at 3700 Broadway, immediately south of Nautilus 220 across Silver Beach Road, Forest Development is advancing Oculina, a major mixed-use development on the former Winn-Dixie site. Plans call for two 25-story towers with 399 condominium residences, along with restaurant, retail and office space. Together with Nautilus 220 and other nearby projects, Oculina represents significant new investment in the Riviera Beach corridor immediately west of Singer Island.

As of May 12, condominium sales on Singer Island, including Palm Beach Shores, remain steady year over year. A total of 71 condominiums have sold so far in 2026, matching the same period in 2025 and slightly ahead of the 67 sales recorded in 2024.

Sales volume has also continued to strengthen, reaching approximately $97 million year-to-date, compared with $96 million in 2025 and $73 million in 2024.

The luxury segment remains an important driver of the market. So far this year, 16 condominiums have sold at or above $2 million, representing approximately 53% of total condominium sales volume. Notable sales include $4.8 million at the Ritz-Carlton Residences and $4.25 million for the penthouse at One Singer Island. By comparison, sales above $2 million represented 49% of volume during the same period in 2025 and just 27% in 2024.

Among 2026 condominium sales, four closed above $4 million, five sold between $3 million and $4 million, seven closed between $2 million and $3 million, and 18 sold between $1 million and $2 million.

The single-family home market is a little slower so far this year, with 12 sales compared with 21 at this point in 2025. Total single-family sales volume is approximately $31.5 million, compared with $58 million last year.

However pending activity remains healthy, with 13 single-family homes and 26 condominiums currently under contract. Inventory is also similar to this time last year, with 233 properties currently listed, including 212 condominiums and 17 single-family homes.

Cash buyers continue to play a significant role, accounting for approximately three-quarters of condominium purchases over the past three years.

As of March 10, there are 236 condominiums and 25 single-family homes listed for sale on Singer Island. In addition, 22 condominiums and 6 single-family homes are currently under contract. So far this year, 26 condominiums and 4 single-family homes have closed.

The highest condominium sale on Singer Island so far in 2026 is Residence 2203A at the Ritz-Carlton Residences, which sold for $4,800,000 and included the added benefit of a rare private two-car garage. The Ritz-Carlton Residences has accounted for 5 of the 26 condominium sales this year. On the single-family side, 1161 Pine Point Road also sold for $4,800,000. This 3,600-square-foot new construction home was completed in 2025.

Developer activity also continues to generate interest in Palm Beach Shores, where sales are underway at HAVN Residences & Yacht Club and 123 Ocean.

123 Ocean, planned for 123 South Ocean Avenue is a new boutique oceanfront condominium development expected to include 27 residences in a six-story building. Groundbreaking is projected for 2026, with completion currently projected for late 202.

HAVN Residences & Yacht Club, located at 176–184 Lake Drive, is a 36-unit waterfront condominium community created through the redevelopment of the former Cannonsport property. The project has included extensive upgrades to both the residences and common areas, including roof replacement, pool renovations, fitness center remodeling, parking improvements, and interior and exterior enhancements. The result is a refreshed boutique waterfront condominium and marina community in the heart of Palm Beach Shores.

Looking ahead, another project that could influence the future of Singer Island’s oceanfront skyline is the former Coral Sea site at 3930 North Ocean Drive. According to recent reports, Turnberry has received site-plan approval and initial zoning approval for a proposed 200-foot condominium building with 52 units. The Riviera Beach City Council voted 3–2 in favor of the zoning change, although the measure still requires a second vote before taking effect. If ultimately approved, the project could pave the way for a significant new luxury condominium development near Ocean Reef Park.

Singer Island’s Beach: Turquoise Water, Wild Dunes—and a Coastline Worth Protecting
If you’ve ever stepped onto the sand at Singer Island, you know the feeling: warm Atlantic breezes, clear blue‑green water, and that wide-open horizon that makes even a short visit feel like a true getaway. Along Florida’s Palm Beach County, Singer Island’s shoreline is loved for its soft sand, inviting swimming conditions, and pockets of “Old Florida” coastal nature that still shine through the modern resort backdrop.

A 2025 spotlight moment: recognition in Southeast/Florida beach rankings
In 2025, Singer Island—especially the Ocean Reef Park area—picked up top-tier recognition in U.S. Southeast/Florida beach rankings, amplified by widely shared travel-media “best-of” roundups.

A quick note on wording: if you’d like me to name the exact award (official title and the organization/publication), share the award name or a link and I’ll match the phrasing precisely. For now, this post refers to the recognition accurately as a 2025 “best in the Southeast/Florida” style ranking and media shout-out.

What makes Singer Island’s beach so unforgettable?
1) That “walk-in” water color
Singer Island often hits a rare sweet spot: water that’s clear enough to see your feet and bright enough to look almost tropical—especially on calm, sunny mornings. When the light is right, the Atlantic shifts between pale turquoise near shore and deeper aqua farther out.

2) A shoreline that still feels alive
This isn’t just a pretty beach—it’s a coastal ecosystem. Depending on where you visit, you’ll notice:

Dune vegetation and sea oats helping hold the shoreline together
Shorebirds working the tide line
Sea turtle nesting activity in season, a reminder that beach width and dune health matter for more than recreation
3) Different vibes along one stretch of coast
Some areas feel resort-adjacent and convenient; others feel quieter and more natural. That variety is part of why Singer Island continues to earn regional praise—and why protecting it is so important.

The challenge behind the scenes: recent beach erosion
Like many barrier island shorelines, Singer Island is constantly being reshaped by waves, tides, currents, and storms. Recently, beach erosion has become more noticeable in certain sections, with narrower dry sand in places and added pressure on dunes and coastal infrastructure.

And here’s the key point: Singer Island’s erosion story is increasingly being treated as something that can’t be solved by a single, repeating tactic.

What’s in motion now (beyond “just rebuild the dune again”)
1) A formal feasibility study for longer-term shore protection options
Palm Beach County authorized engineering services for a Singer Island feasibility study to evaluate “shore protection alternatives” (described as a Coastal Systems Analysis / feasibility study). The scope includes:

reviewing coastal processes
collecting data
developing multiple alternatives
holding public meetings
recommending a cost-effective, permittable approach
Why this matters: County language points to diminishing returns from repetitive dune restoration, tied to the island’s shoreline dynamics, increasing seawalls/coastal armoring, and repeated storm impacts. In other words, the strategy is shifting from “repeat the same repair” toward “design a durable system.”

2) State-funded project pipeline: Singer Island dune nourishment + monitoring
In Florida DEP’s Beach Management Funding Assistance Program long-range budgeting, the “Singer Island Dune Nourishment Project (R60.5–R69)” appears in the construction/monitoring pipeline. The materials also note post-construction monitoring connected to a 2024 nourishment effort.

What that signals: Singer Island is not only “on the list”—it’s in an active cycle where monitoring results help determine what comes next, and how soon.

3) Permitting and “next nourishment window” talk
Public-meeting attachment materials (referenced alongside Juno Beach documents) point to key permitting steps—FDEP and USACE applications—and flag “Potential Nourishment Winter 2026” (with “dune construction as needed”) as a directional timeline marker. Schedules can change, but it’s a helpful indicator of how agencies are thinking about the next workable window.

Why Singer Island is harder than “truck in sand”
Two constraints keep showing up in the County’s own framing of the problem:

Environmental constraints: Singer Island is high-density nesting habitat for endangered marine turtles, which influences timing, lighting, construction methods, and what’s even permissible.
Geologic constraints: extensive nearshore hardbottom can limit some standard coastal engineering approaches and complicate nourishment design and placement.
Together, these constraints help explain why even well-funded beach work here can be slower, more technical, and more tightly regulated than people expect.

What’s happening on the north end right now
A recent local report describes Palm Beach County and Riviera Beach discussing a plan focused on the northern end of Singer Island—and it also highlights a practical limitation that often gets overlooked:

Dune restoration can only happen when there’s enough “dry beach” to place sand.

The same report notes that the County was not planning to restore dunes on Singer Island “this winter” (per the quoted remarks). That’s a sharp illustration of how erosion can reach a point where even “standard” fixes become difficult to execute on schedule.

Looking ahead: groins, nourishment, and a more engineered shoreline strategy
To address persistent erosion, longer-term options being evaluated include sea groins (often just called “groins”)—structures built perpendicular to the shoreline, extending from the beach into the water.

What groins are designed to do
Groins aim to reduce sand loss by interrupting longshore drift (the natural movement of sand along the coast), helping sand accumulate in targeted areas.

Why groins require careful design
Because groins can also change sand movement down the beach, they can create down-drift impacts unless designed as part of a broader, monitored plan (often paired with nourishment and adaptive management).

A beach worth celebrating—and protecting
Singer Island’s 2025 recognition in Southeast/Florida beach rankings makes sense the moment you see the shoreline: it’s beautiful, vibrant, and restorative. But it’s also a coastline under pressure—where the conversation is evolving from “repair it again” to study it, permit it, fund it, monitor it, and build a long-term protection approach that actually holds up.

If you want, paste the link(s) to the County study authorization, the FDEP budgeting entry, and/or the local report—then I can (1) quote them accurately, (2) add a short “Sources” section, and (3) tighten the timeline language so the post reads even more credible and specific.

Engineers estimate a permanent solution could take five years to begin.

Palm Beach County has renewed its drive to shore up the vanishing beach on the north end of Singer Island in Riviera Beach. But officials told residents this month it could take at least five years of study and permitting to install a long-term solution.

Dune restoration in four of the past five years is not keeping up with storm damage and erosion. This month, ocean waves crashed on the seawalls along a half-mile stretch of condos on Singer Island, even near low tide.

The county and Riviera Beach launched a $492,000 study in July to identify a solution. It is expected to be completed in July 2027, Andy Studt, the county’s coastal resources management program supervisor, said at a Riviera Beach town hall meeting on Dec. 16.

Engineers will present their findings to county commissioners for approval. It could take three more years to secure state and federal permission for the shoreline work, said Mike Stahl, Palm Beach County deputy director of environmental resources.

This is not the county’s first attempt at combating Singer Island’s erosion. In 2010, the county conducted a study and recommended structural ways to slow the erosion beyond the near-constant need to replace sand on the beaches. The county’s engineering team predicted that without action, the island would “experience repetitive beach losses to the point of having moderate to no beach,” Studt said.

He predicted that it would be increasingly difficult to replace dunes, while oceanfront property owners increasingly build seawalls.

“We could not get them to agree,” Studt said at last week’s meeting. In 2012, “the board directed us at that time to cease efforts in this long-term feasibility process until conditions have changed,” Studt said.

‘Now there’s no beach’
Mike Krampf, a Singer Island resident who attended the town hall meeting, told Stet News that he thinks it’ll take at least 10 years to repair the damage. “I think hindsight’s obviously 20/20, but they made a bad decision in 2012. Now there’s no beach,” he said.

Krampf said he can no longer walk north along the beach because the water reaches the seawalls. He wants to see the work put on a faster track to avoid losing thousands of sea turtle nests and tourism value.

The county spends tens of millions of dollars a year on beach maintenance and restoration along its 47 miles of coastline. A combination of state, federal and county bed tax money pays for it.

Studt said that as erosion has ramped up on Singer Island over the past decade, condominium owners have installed seawalls that make it more difficult to get access to the beach to do restoration work.

“We don’t fault property owners for protecting themselves” with seawalls, he said, “but it does have an effect on the system, where it’s harder for it to recover on its own, without that supply of beach and dune sand.”

Federal and state law require dune restoration to be done only when sand can be placed on a dry beach. If there is no dry beach, it can’t be restored.

The county is not planning to restore dunes on Singer Island this winter, he said.

‘Point of no return’
While long-term mitigation plans can take roughly five years to launch, officials say they are prepared. “Now we feel like we can reapproach that long-term alternative, study it, get it in front of the agencies and say, ‘Look, conditions have changed much like we said they would, but we’re at a point of no return,’” Studt said.

The Foth Cos., an engineering firm based in Green Bay, Wisconsin, is leading the Singer Island beach study. During the town hall meeting, Foth’s Steve Howard outlined multiple structural options: a T-head groin field, low-profile groins, breakwaters and segmented breakwaters. Howard said the engineering team will narrow down options based on the cost, stability and whether they can obtain a permit for them.

If the long-term plan wins approval, it will disturb Singer Island’s fragile nearshore hard-bottom reefs that support wildlife.

“If we’re going to impact 20 or 30 acres of hard bottom, we’re going to have to build 20 or 30 acres of hard bottom” somewhere else, the county’s Stahl said. “And we’ll have to do it before we build the project.”

Despite decades of erosion and restoration efforts, Riviera Beach Council Member Glen Spiritis insisted at the town meeting that the city will protect Singer Island.

Spiritis, who represents island residents, said the city has $1 million budgeted for sand, even if the county will not participate this year. And the city will look for additional money to help, he said.

“We will work with the county in areas that we think we must put sand in order to protect properties,” Spiritis said. “We’re not going to let the island just get washed away.”

🏖 A Beach That Defines Coastal Living

Stretching along Florida’s Atlantic coastline, Singer Island offers a rare blend of natural beauty and refined comfort. Ocean Reef Park, a 13-acre public beachfront on the island’s north end, ranked first among 1,300 beaches across Florida, Georgia, North Carolina, and South Carolina.

The study analyzed five years of satellite and environmental data, along with over 220,000 online reviews, to determine which beaches had the clearest water, cleanest facilities, and most positive visitor experiences. Singer Island scored highest for water clarity, environment, and visitor satisfaction, solidifying its reputation as one of the most spectacular beaches in America.

🌊 Where Blue Means Breathtaking

The water off Singer Island is known for its vivid shades of blue and remarkable transparency. Just offshore lies a living coral reef — a snorkeler’s paradise filled with tropical fish, sea turtles, rays, and even the occasional nurse shark. The reef is close enough to swim to, making Ocean Reef Park one of the most unique and accessible snorkeling spots in South Florida.

Visitors rave about the park’s immaculate amenities, including shaded picnic areas, clean restrooms, outdoor showers, and free parking. Add in the convenience of nearby restaurants, boutique hotels, and luxury residences, and it’s no wonder Singer Island has become a coastal favorite for both vacationers and homeowners alike.

☀ The Lifestyle That Comes With the View

Life on Singer Island offers a peaceful rhythm — a balance between seaside serenity and easy access to world-class amenities. Residents can enjoy morning walks along the sand, afternoon paddleboarding on the Intracoastal, and evenings dining al fresco with ocean views.

Beyond the beach, Singer Island is home to some of the most prestigious condominium residences in South Florida, including The Ritz-Carlton Residences, The Resort at Singer Island Private Residences, Dolce Vita, VistaBlue, and Amrit Ocean. Each building offers an elevated lifestyle experience — with resort-style pools, spas, fitness centers, and panoramic ocean and Intracoastal views.

🏡 Why People Love Calling Singer Island Home

For those who crave a slower pace without sacrificing sophistication, Singer Island is the perfect balance. It’s close to everything — Palm Beach Gardens’ golf courses, Worth Avenue’s luxury shopping, and Palm Beach International Airport — yet feels worlds away from the bustle.

Many of my clients describe living here as “being on vacation all year round.” And with some of the clearest water in the country just steps from your door, it’s hard to disagree.

🌺 Discover the Singer Island Lifestyle

Whether you’re considering a second home by the sea, an investment property, or a full-time residence, Singer Island offers a lifestyle that’s truly exceptional — where every day begins and ends with the sound of the ocean.

South Florida’s luxury real estate market — stretching from Miami-Dade to Palm Beach County — is experiencing one of the strongest expansion cycles in decades. Fueled by an influx of wealth, a flood of new construction, and an unparalleled lifestyle appeal, the region continues to attract high-net-worth buyers and global investors alike. Tower cranes, sleek waterfront estates, and record-setting sales now define the skyline from Brickell to Boca Raton.

All-Cash Buyers Are Driving the Market

One of the most striking hallmarks of this boom is the dominance of all-cash transactions. The Miami–Fort Lauderdale–West Palm Beach metro now leads the nation, with roughly 43% of all home sales in early 2025 completed entirely in cash — nearly double the U.S. average. At higher price points, that number climbs even further: over 40% of homes above $1 million and more than 50% above $2 million were bought with cash this year.

This reflects the financial strength, confidence, and liquidity of the luxury buyer pool — individuals who are less sensitive to rising interest rates and more focused on securing prime real estate assets.

Wealth Migration Continues to Accelerate

Florida’s appeal extends far beyond its beaches and sunshine. The state’s tax advantages — including no state income tax — combined with lower business costs and a pro-growth economy, have fueled a steady migration from high-tax states such as New York, New Jersey, Connecticut, and California.

Florida led the nation in new high-income residents, adding nearly 27,500 wealthy households during a recent period, while states like New York experienced major outflows.

International demand adds another layer of momentum. Buyers from the UK, Europe, and Latin America increasingly view South Florida as a safe haven for capital and lifestyle. Today, Florida accounts for 21% of all U.S. foreign home purchases by dollar volume, underscoring its global real estate dominance.

Strong Numbers Despite Rising Rates

Even amid higher borrowing costs nationwide, South Florida’s luxury sector continues to outperform. In early 2025, Palm Beach County’s $1–5 million market segment saw sales volumes rise about 6% year-over-year, while median prices climbed roughly 9%.

Ultra-luxury condominiums and trophy waterfront estates remain scarce, intensifying competition among buyers. Developers are racing to deliver inventory — from Miami’s branded high-rises to Fort Lauderdale’s boutique coastal enclaves and Boca Raton’s private residential communities. Across the region, cranes and construction sites signal one clear message: confidence in continued growth.

The Lifestyle Advantage

Beyond financial considerations, South Florida offers something money can’t always buy — an unmatched lifestyle. Residents enjoy year-round sunshine, world-class beaches, elite golf courses, vibrant nightlife, and a rich arts scene anchored by Art Basel Miami Beach. Top-rated schools, fine dining, designer shopping, and easy international access make the region appealing for both full-time residents and seasonal homeowners.

For families and entrepreneurs relocating from colder or costlier markets, the move represents both a financial upgrade and a quality-of-life transformation.

Outlook: A Lasting Transformation

Looking ahead, analysts and real estate experts remain bullish. The luxury new-construction surge is expected to continue through 2025 and beyond, supported by population growth, economic resilience, and enduring global demand.

High-end homes in South Florida are increasingly viewed as “wealth havens” — stable, appreciating assets amid global uncertainty. With limited coastal land and deep buyer demand, competition for prime properties will stay fierce.

For investors, developers, and high-net-worth buyers, the message is clear: South Florida’s luxury boom isn’t a trend — it’s a long-term transformation. Now is the time to ride the wave shaping one of the world’s most dynamic and desirable property markets.

As of early September, the Singer Island real estate market has 217 properties currently for sale, including 175 condominiums and 25 single-family homes. There are 18 properties currently under contract and 165 closed sales year-to-date.

Over the summer (since June 1st), 45 condos and 7 single-family homes sold. The luxury condo market continues to hold its own accounting for 40% of the total sales over the summer with 3 sales above $3 million, 5 sales between $2–$3 million, and 10 sales between $1–$2 million. This is the time of year when new listings hit the market and properties that did not sell last season are put back onto the multiple listing service. For a full list of available properties, visit SingerIslandHomes.com.

Looking ahead to the 2026 season, the market appears to be shifting toward a balanced—if not buyer-favoring—environment in the mid-tier price range, thanks to higher inventory and more measured sales activity. That said, luxury waterfront condos and high-end residences continue to outperform, fueled by steady demand from affluent buyers seeking prime Palm BEach County coastal living.

In commercial news, the Ocean Blue office building and parking garage at 2655 North Ocean Drive recently sold for $16.5 million. The five-story, 45,000-square-foot building sits on 1.7 acres and includes a three-level garage with 200 spaces. Now about 70% occupied, it is home to Greg Norman’s business , the Florida Sugar & Molasses Exchange, and soon Le Petit Prince Café, opening in January. While the site carries development potential for up to 225,000 square feet of new mixed-use or residential space, the buyer’s immediate focus is on stabilizing the existing asset and leasing the 5,500-square-foot ground-floor space.
